The existing use, site constraints and proposed number of homes help establish the application route and the work needed. A neighbouring approval can inform the brief, but does not settle what will be acceptable on your site.
Agree the work before drawings begin
Your written quote sets out the deliverables and responsibilities. Depending on the brief, the agreed scope can cover:
- Planning drawings showing the existing site and proposed development.
- Site layouts, floor plans, elevations and sections appropriate to the application.
- Application preparation and submission coordination.
- Responses to council queries and an agreed allowance for design revisions.
We identify the information needed from you and any specialist input to be arranged. Measured surveys, specialist reports, appeals and building regulations or construction-stage work need to be expressly included in the quote or commissioned separately.
Fees and payment terms
A fixed fee for an agreed scope. We quote after reviewing the site brief. The written quote states when payments fall due and how changes to the scope are handled.
Pay-on-approval terms apply to a developer project only when expressly agreed in its written quote. If agreed, the quote will define the approval required and what happens if the application is refused.
Council application fees, Planning Portal charges, specialist reports and any statutory contributions are distinct from our design fee. The quote identifies what is included and what you need to budget for separately.
Planning permission is a decision for the planning authority. A quote or initial discussion is not an assurance of approval, a particular unit count or a development return.

Start with what you have. These details help us scope the work:
- The full site address and a plan showing the site boundary, if available.
- The existing use and what you propose, including an indicative number of homes.
- Your ownership position and any known access or ownership constraints.
- Available surveys, drawings, planning references and previous decision notices.
- Your current stage, from considering a purchase to preparing an application, and your target timing.
