What the planning stage includes

The drawings explain the existing house and proposed extension so the council can assess the scheme. The application route and council's validation requirements determine the plans and supporting information needed.

For an extension, this usually means showing the site, floor layouts, elevations and relevant dimensions. The council may also require information specific to the property. Read the government's application requirements.


Which planning route fits your home?

A rear extension may fit permitted development rights, need the larger home extension prior approval process, or require a planning application. Depth alone does not settle it: the property's status, previous extensions and the rest of the rules matter.

When you pay

£995 for the planning stage, paid only on approval. Council and Portal charges are paid separately at submission.

Approved means a grant of planning permission, prior approval, or a lawful development certificate for the submitted scheme, with or without conditions. Appeals are outside the fixed fee. Read the full approval terms.

If the application is refused

There is no planning design fee to pay. You keep the drawings and the officer's reasons. We explain whether changes could address the refusal or whether the answer is no. Council and Portal charges are separate and are not covered by our no-design-fee promise.


If you go on to build

The optional building regulations stage costs £885, paid on instruction if you go on to build.

  • Structural engineer calculations
  • Party wall notices for your neighbours, where needed
